A Guide to Holiday Letting income

There are a few things that need to be taken into consideration before potential income can be calculated:

The grade of holiday home

Your holiday home will be graded to fit the John Fowler brochure description.  The grade awarded depends on the year of the manufacture, the size and the facilities as well as the condition of your holiday home.  The grade of your holiday home is occasionally re-assessed and may result in a change throughout the season.

The Number of holidays booked

This depends on how many weeks you leave free for us to sell on your behalf and the time of year.  We, of course, endeavour to fill as many weeks as we can for you but cannot guarantee that you will be fully booked. July, August and other school holidays are the easiest to sell and come with the added benefit of earning the most revenue.

Useful Tip

The earlier we receive your agreement the better. This gives us more time to  let your holiday home and get the best rates.  You will maximise bookings if your caravan is available for letting in blocks of 3,4 and 7 night breaks as per the John Fowler holiday brochure.

The amount received each week

We always do our best to obtain the highest price for your holiday home.  However, you will no doubt be aware from your own holiday experiences that the holiday market is extremely competitive and, therefore in an effort to let your holiday home, we offer discounts.
These discounts come in various forms: 

  1. Brochure incentives
  2. Promotional offers
  3. Direct mail incentives
  4. Late availability

Useful Tip

Why not let for a short break? We welcome owners who choose to let for 3 or 4 night breaks. 3 night weekend breaks are more popular in the shoulder months however 4 night mid-week breaks are more popular during the summer holidays.

We make no promises about the income you may receive and it is not possible to guarantee your income for a specific date.  However, we do assure you that all discounting decisions are taken in a controlled manner with your best interests at heart.


Payment Details

We send statements to all letting owners during the season, showing all the bookings to your holiday home.  We endeavour to do this every two months, a month in arrears – therefore March/April is sent at the end of May – May/June at the end of July etc. The income paid to you will be the net accommodation tariff, after the deduction of the John Fowler commission and a handling charge equivalent to the calculation of VAT within the net tariff and any discounts.  The remaining income is credited to your account.  If your account is then in credit John Fowler Holidays will send you a cheque for the remaining balance.


Holiday Letting Charges

Knowing in advance what expense you are likely to incur throughout the season is the secret of letting successfully.  Our commitment to improving the level of communication between Parks and Owners means we should ask you to read this carefully – no surprises means no disappointment.


Commission

A commission fee of 18% plus VAT is charged to the net accommodation tariff.  John Fowler Holidays charge this commission to cover the marketing costs of producing full colour holiday brochures, nationwide advertising and promotions together with the cost of cleaning throughout the period of letting.


Linen

John Fowler Holidays will provide a full linen service including the supply, delivery, collection and laundry of sheets and pillowcases for letting. Linen is included in our brochure price and will be allowed for when calculating net rentals.


Safety Checks

We reserve the right to invoice you, upon completion, for compulsory gas and electrical safety checks.  These checks are carried out once a year on commencement of letting and are a legal requirement.


Gas & Electricity

The amount of gas and electricity used is recorded for your holiday home and will be added onto your account throughout the season.


Minor essential repairs

To ensure that the Holiday Homes are maintained to a high standard, we reserve the right to carry-out any necessary repairs/replacements up to the value of £50. We will advise you of the need for any major repairs before going ahead. The cost of all repairs/replacements will be debited to your account. 


Additional helpful information

Inventory

Every holiday home has a set inventory, which must be in place before we can begin letting your holiday home. You should speak to the park manager/housekeeper if you would like us to provide the inventory, the cost will be advised.  Please see attached list for details.

Duvets & Pillows

Duvets & pillows must be provided for all holiday makers.

Televisions

Every holiday home must have a colour television. A TV license should be arranged for the holiday home by the owner.

Housekeeping

The park offers a wide range of housekeeping services including steam cleaning carpets, mattresses and upholstery, spring cleaning and outside cleaning of the caravan.  They will advise you of any of these services once they have inspected your holiday home.

Any personal items should be removed from your holiday home to avoid unnecessary upset arising from breakages or losses.


Owner Dates

The enjoyment of your holiday home is out key objective.  So, with that in mind, we strongly advise you let us know what dates you will be booking for yourselves as soon as possible.

Private Letting

If you decide to let your caravan privately, we would like to hear from you, as we are able to offer some services to your customers that we currently offer to all our holiday makers booking through John Fowler Holidays.
